AbstractShow abstract
The analysis of customers’ preferences on the primary residential market in Poznan supplied information on factors that affected customers in the process of choosing a flat to buy. These considered the most significant were respectively: localisation, price, presence of balcony / terrace, transport accessibility and maintenance costs. The findings derived from a survey show a notable diversity of the prospective customers’ preferences. Carrying out systematic research on customers’ preferences not only on primary market may among others. be the source of information about the incompatibility of offers and customers’ expectations and could initiate changes in regulations, as well as “real” sphere, whose goal is meeting the basic demands of humans.

Commencement of the ownership transformation process concerning the housing resources of housing cooperatives depends on the legal status of land on which the buildings were built. In many cases that status is described as not determined, which makes further procedures related to transfer of separate ownership impossible. The study deals with the description of procedures undertaken by „Kormoran” Housing Cooperative for the purpose of setting the legal status of land in order. The process was started in 2001. This involved division and merger of real properties as well as changes in the register of land and building for the purpose of identification of the object of separate ownership of housing units situated on built up land real property. The process was completed in 2005 by signing the final notary deeds according to which perpetual usufruct rights to the land were covered into ownership.
