AutorSebastian Banaszek
Pages19–27
Keywordsrailway station, property, resource, restructuring, commercialization
AbstractShow abstract
Branch Railway Stations within the Polish State Railways company arose following implementation of the Act on commercialisation, restructuring and privatization of the "Polish State Railways" state enterprise. The process of creation was initiated in 2000 and continues to the present. The huge impact on the present character of the company were changes that were introduced in 2010. After that year, a process began whose effect was to increase the real estate railway stations managed by the department from 83 to more than 900. The increase in resources was not merely quantitative but also qualitative. The article presents the results of studies describing the state and the current structure of the Railway Stations Railway Company S.A.

TitleANALYSIS OF SOIL CONDITIONS IN SPATIAL PLANNING IN RURAL AREAS
AutorAnna Bielska, Adrianna Kupidura, Radosław Rogoziński
Pages29–36
Keywordssoils, spatial planning
AbstractShow abstract
This study covered the area of four different communes (pol. gmina) in Mazowieckie voivodship (pol. województwo): Boguty, Cegłów, Dębe Wielkie and Zaręby Kościelne. The analysis concerned data on soil conditions, their scope, detail and usefulness for the purposes of drafting local studies of conditions and directions of spatial planning and of local development plans. The criteria which determine the scope and detail of soil conditions data in the studies of conditions and directions of spatial planning and in local development plans were established. With respect to the scope, it was assumed that the required minimum for the purposes of proper terrain management are the following: the type of land use, valuation class, type, soil type and grade, as well as the agricultural suitability complex. With respect to the detail, it was established that soil condition data should be applied in studies with an accuracy that corresponds to a scale of 1:25,000 and in local development plans to a scale of 1:5,000.

TitleTHE EFFECT OF EXPRESSWAY S61 ON THE STRUCTURE OF THE KARWOWO RURAL AREA
AutorAndrzej Biłozor, Grzegorz Biedrzycki
Pages37–50
Keywordsexpressway, plot of ground, farm, spatial strukture
AbstractShow abstract
This study investigated the spatial structure of land in the village of Karwowo and the S61 expressway. The studies involved an analysis of the ownership and land use, land fragmentation and dispersion of the population. An assessment was then conducted of the impact of the planned expressway on the spatial structure of the test rural areas in different variants and assessed the spatial structure of selected farm areas.

TitleANALYSIS OF SPATIAL AUTOCORRELATION IN THE HOUSING MARKET PRICES
AutorRadosław Cellmer
Pages51–63
Keywordsspatial autocorrelation, housing market, semi-variogram
AbstractShow abstract
One of the most important factors influencing price and its effect on the value of real estate is location, which can be considered on both global and local scales. The result is that prices in a given location should be similar and they should show spatial auto-correlation. This paper deals with the essence of spatial autocorrelation and introduces a methodology of measuring spatial dependences. The results of the research concern housing prices in the vicinity of Olsztyn. For research purposes, global and local Morans and Getis-Ord indexes were used along with an analysis of semivariograms. In this way, both the spatial autocorrelation and spatial differentiation of dependencies between housing prices were determined.

AutorMarta Gwiaździńska-Goraj
Pages73–83
Keywordsperipheral areas, border area, voivodship of Warmia-Mazury, rural areas
AbstractShow abstract
Rural areas are highly diverse in terms of socio-economic development and the gap between better-developed and poorly-developed areas is increasing. This paper identifies the existing potential of socio-economic development of rural municipalities located in the border region of the voivodship and determines their level of development.

TitleA PROPOSED METHODOLOGY FOR SHAPING THE FARM-FOREST BOUNDARY IN THE PROCESS OF CREATING SPATIAL ORDER IN RURAL AREAS
AutorKatarzyna Pawlewicz
Pages85–98
Keywordsfarm-forest boundary, afforestation, potential of suitability for afforestation method
AbstractShow abstract
The rather inefficient production of agricultural raw materials on low-quality soils requires solutions enabling alternative uses of these soils. One of the ways to manage such soils is afforestation. However, this process cannot be performed on a random basis but it should favour sustainable development of rural areas, be in harmony with both rural inhabitants and nature and create spatial order. This paper presents an attempt to develop a method for qualifying land for forest development, and for setting a boundary between forest lands and utilised agricultural lands, depending on the intensity of potential of suitability for afforestation. While developing the method, the methodology assumptions were applied of the surface potential method developed by Borkowski [2001] and subsequently modified for the purposes of solving the presented problem.
